About our Plans

When you order a set of construction plans from Homestead Design, you will receive a complete set of "working" drawings for the structure. The plans include:

1. Full 1/4" scale floor plans (1/4" = one foot) including all necessary dimensions, door window and room sizes. Some designs include alternate floor plans so you have more choices.

2. Full 1/4" scale exterior elevations for each side of the building. These elevations show roof lines, exterior detailing such as porches and dormers, and windows and doors.

3. A 1/4" scale building cross-section. Like an "x-ray" view through the building, the drawing shows the hidden elements of a structure, such as floor joists, stairs, rafters, with all parts clearly labeled.


4. Full 1/4" scale foundation/floor framing and roof framing plans, showing footing and wall sizes, reinforcing steel placement, joists, rafters and structural beams and headers.

5. A larger scale - typically 1/2" or 1" = one foot - details of important structural elements, such as a foundation footer/wall cross section.

6. A complete materials list for the building shell. Most stock plan companies charge up to $50 extra for this option. We provide the materials list with every plan, because it allows the owner or builder to quickly and easily get an accurate price for the shell without having to spend hours doing a "take-off".

We recommend that you have the plans reviewed by a local engineer, architect/designer or builder to insure that the building is suitable for your individual building site and conditions. A local building professional can help you modify the plans when necessary to make sure they are suitable for local conditions and code requirements.

Electrical, Plumbing & Heating
Our plans show the suggested location of plumbing fixtures only. The actual plumbing layout depends on the location of sewer or septic connections, and the location of your water supply. Heating and electrical systems should be sized, estimated and installed by a licensed local contractor to comply with local building codes. In addition, an electrical layout should take into consideration your individual needs and preferences.
